Located in Athens, Lanier Gardens was built in 1973 and features 150 apartments, many of which are HUD subsidized. In 1999 Talmage Terrace, a Continuing Care Retirement Community with 47 independent living apartments and 35 personal care suites, was added to the property. Together, Talmage Terrace and Lanier Gardens serve seniors of all income levels. The ten-year capital improvement needs include updating items used by both communities such as its security system, replacing carpet, purchasing new common area furniture and flooring, and updating the facility’s main kitchen. In addition, individual apartments at both properties need appliances and fixtures replaced. These upgrades will incorporate energy-saving features when available, enabling Lanier Gardens and Talmage Terrace to operate more efficiently and attract more residents in a competitive market, leading to its future financial viability.
